The cute sparrows that had flown away from Bangalore have a good reason to return back to the city, while the charming squirrels with their bushy tails can jump around from tree to tree now, as ETA Star’s, The Gardens, promises to be a living monument to Bangalore, letting people live at yesteryear’s pace, today.
Changing names of cities-that’s the fever that has caught on these days. Somebody wants to make Bangalore, Bengaluru….oh no, Bengalooru! Amidst the chaos of new names, traffic jams, rocky roads and rash drivers, there is very pleasant and refreshing news.
ETA Star plans to recreate the good old Bangalorean way of life like never before…quiet, cool, leisurely and lush green.
Set in the heart of the city, christened The Gardens, this forest haven is about 1.5 km away from Majestic and Bangalore’s Railway Station and just 5 km away from Vidhana Soudha. This green architecture on Magadi Road, will remind anyone of old Bangalore-when life was not rushed up and where sparrows and squirrels lived in perfect harmony with people.

What makes The Gardens unique in all respects is the fact that it is the first private residential building in India and the first of its kind in Bangalore to get the Ministry of Environment & Forests, (MOEF) Government of India approval. The towers have been designed to be fully responsive to their setting and the climate in Bangalore. Whilst views and natural light were fundamental, it was critical to ensure that the apartments created a comfortable, cool and shaded internal environment-without resorting to air-conditioning to achieve this. So natural ventilation and shading from the fierce sun during the middle part of the day were pre-requisites of the design. The approach developed in response to this was a rigorous east-west orientation of the towers which are comprised of two wings around the sheltered atrium space. Any apartment has its primary aspect in a north or south direction, such that the most intense solar gain (from the east, overhead and from the west) is not directly accorded to the residential accommodation. The atrium space provides a shaded cool environment and facilitates natural cross ventilation to all apartments. Planting and screening is proposed at the east and the west ends of the atrium which will further temper the atrium environment through increased humidification of the air and solar shading.
Taking its cue from old Bangalore, The Gardens has attempted to duplicate the tree canopy structure that brought fame to the city. Spread over 16.2 acres, The Gardens has been built in such a way that most of the existing trees on the estate have been retained, post construction. The majority of inhabited accommodation will be at or above the tree canopy level which characterises this ‘development in the sky.’ Each tower is a 19- storey construction. The architecture is a direct function of the intended environmental performance of the building. The end elevations are perforate, richly planted and composed of more delicate structures and balcony-sky garden elements. The roof is envisaged as a unifying element covering the full extent of the building and being visibly connected to the projecting balconies at the east and west ends. The roof will also serve as a major rainwater collection device.
The Gardens comprise of ten tower blocks, each boasting a unique and spectacular view of the development. Offering a calm refuge from the heat and dust of the city, this project is based on a unique structural design. The east-west oriented towers are of differing heights and have two wings around an atrium space. This innovation ensures that excessive solar gain is avoided, keeping apartments cool. Each tower is endowed with charming sky gardens at every 6th, 12th and 18th floor. All towers are inter-connected by bridges so the residents do not have to go all the way down, but can simply walk across the linking bridge.
